Living in Argentina

The cost of a premium life in Buenos Aires

Buenos Aires is no longer the bargain it was for dollar earners. Here is what a premium family lifestyle costs in 2026, line by line, with dated sources and a note on why prices move so fast.

Updated 8 min readSourced from official announcements

Key facts

  • Rule of thumb: property is priced in dollars; staff, health plans and daily life in pesos.
  • Average city rent for a three-room flat: about ARS 1.18 million a month (July 2026).
  • Houses in Nordelta rented from about US$2,500 to more than US$17,000 a month in mid-2026.
  • Official minimum for full-time household staff from September 2026: about ARS 480,000–640,000 a month, depending on role and arrangement.
  • Premium health plans: about US$770–890 a month per adult for OSDE 510 (September 2026).

For two decades, foreigners with dollar incomes found Buenos Aires remarkably cheap. That changed after 2024. Inflation has fallen sharply, but the peso has stayed strong, so local prices have risen fast in dollar terms. For a family paid in dollars or euros, Buenos Aires is no longer a bargain city.

This guide sets out the main costs for a wealthy family in 2026. All figures are dated and sourced. Conversions use the Banco Nación selling rate of about ARS 1,540 per US dollar on 2 October 2026. They will move with the exchange rate.

Why your budget moves: pesos, dollars and inflation

Argentina runs on two currencies. Property is priced and paid in US dollars. Most other costs, including staff, health plans, utilities and restaurants, are in pesos and adjusted regularly for inflation.

In 2026 this has worked against dollar earners. From January to August, consumer prices rose 21.3% while the peso weakened only 3.7% against the dollar, according to the Buenos Aires Times. In dollar terms, that means peso costs rose roughly 17% in eight months. The opposite can happen if the peso weakens. For the background, see our briefing on Argentina’s economy under Milei.

Practical advice: budget in dollars, but review every peso cost each quarter.

Housing

Renting

Rents in the city are mostly set in pesos, and rose about 31% in the year to July 2026, according to the Zonaprop index.

Benchmark (July 2026 unless stated) Monthly rent Approx. US$
City average, three-room flat (70 m²) ARS 1,177,672 765
Puerto Madero, two-room flat (most expensive barrio) ARS 1,308,569 850
Northern suburbs average, three-room flat ARS 1,146,679 745
Nordelta houses (June 2026) US$2,500 to over US$17,000 —
Nordelta house service charges (expensas) ARS 0.8–1.2 million 520–780

These are averages. A large family apartment in Recoleta or Palermo Chico, or a house with a garden in San Isidro, costs several times the city average. Premium homes are often quoted in dollars. Our guide to Buenos Aires neighbourhoods for expats explains the areas.

Buying

Asking prices in July 2026 averaged about US$2,471 per m² across the city, US$3,431 in Palermo and US$6,122 in Puerto Madero (Zonaprop). At those averages, a 250 m² apartment would cost about US$860,000 in Palermo and about US$1.5 million in Puerto Madero, before purchase costs of about 5–8%. Prime addresses sell well above the averages. See buying property in Argentina as a foreigner.

Household staff

Domestic staff are common in wealthy Argentine households. Their minimum pay is set officially. From September 2026, under Resolución 6/2026, the minimums for a 48-hour week are:

Role Live-out (con retiro) Live-in (sin retiro)
General household tasks ARS 480,248 (~US$310) ARS 529,262 (~US$345)
Care of people (e.g. nanny or carer) ARS 529,262 (~US$345) ARS 584,936 (~US$380)
Specific tasks (e.g. cook) ARS 541,402 (~US$350) ARS 597,854 (~US$390)
Supervisor (e.g. housekeeper) ARS 579,493 (~US$375) ARS 640,642 (~US$415)

On top of wages, employers must register staff, pay social contributions, pay the statutory half-yearly bonus (aguinaldo) and add a seniority supplement of 1% a year. Experienced, bilingual or specialised staff, and drivers or security, can cost more than the minimum. Use a labour accountant to keep everything formal.

Schools

Fees vary widely between schools. Ask whether fees are set in pesos or dollars, how often they are updated and what entry fees apply. Lincoln, the American international school, bills tuition in US dollars and charges a one-time capital assessment of US$12,000 for new students (2026/27). We could not verify a reliable 2026 comparison of school fees, so ask each school for its current schedule. See our guide to international schools in Buenos Aires.

Private health cover

Families who want private rooms and the leading hospitals usually choose a top-tier prepaga. Broker price lists for one adult aged 30, including VAT, in September 2026:

Plan Monthly (ARS) Approx. US$
OSDE 510 1,185,000–1,368,000 770–890
Swiss Medical SMG70 908,000 590
Omint Premium 1,029,000 670

Premiums rise with age and with each family member, and are adjusted monthly in line with inflation, by about 2% a month in late 2026. See private healthcare in Argentina.

Dining, culture and leisure

Eating out remains one of the pleasures of Buenos Aires. The city has a deep restaurant scene, from traditional parrillas to tasting menus, with an excellent choice of Argentine wine. Restaurant prices change with inflation, so we do not quote menu prices here; check current menus when you plan.

Other lifestyle costs to plan for:

  • Clubs. Golf, polo, tennis and country clubs charge entry fees and monthly dues; many require a sponsor.
  • Culture. A season subscription at the Teatro Colón is a fixture of social life; see polo, tango and culture.
  • Travel. Weekends in Uruguay, Mendoza or Patagonia, and the January holiday on the coast.
  • Cars and security. Some families budget for a car with a driver, and for private security depending on the area.

Building your budget

Rather than one total, which would hide large differences between families, build your budget from these blocks:

Tax and residence

Spending time in Argentina has tax consequences. According to PwC, foreigners who live in Argentina for reasons other than work become tax resident after 12 months, from the 13th month. Residents are taxed on worldwide income at rates from 5% to 35%. Take advice before you plan long stays.

Cost of living and citizenship

People naturalised through the new Argentina citizenship by investment programme are not treated as tax residents solely because of naturalisation. The programme’s own costs are set out in our cost guide, and family members carry separate contributions. Its legal basis is under appeal to the Supreme Court after a June 2026 ruling by the Cámara Nacional Electoral; see our legal status update. Speak to a qualified adviser about your situation.

Frequently asked questions

Is Buenos Aires expensive for foreigners in 2026?

More than it was. Prices in pesos rose about 21% in the first eight months of 2026 while the peso weakened only about 4% against the dollar, so costs in dollar terms rose roughly 17%. Premium housing, private schools and health plans are no longer cheap by international standards.

How much does household staff cost in Buenos Aires?

The official minimum for a full-time, 48-hour-a-week general household worker was ARS 480,248 a month (live-out) or ARS 529,262 (live-in) from September 2026, about US$310–345. Employers also pay social contributions, a statutory half-yearly bonus and a seniority supplement, and experienced staff often earn more.

How much does a premium private health plan cost?

Broker price lists in September 2026 showed OSDE 510, one of the top plans, at about ARS 1.19–1.37 million a month for one 30-year-old adult, or about US$770–890. Family premiums depend on each member's age.

Should I budget in pesos or dollars?

Budget in dollars for property, some rents and international schools, and in pesos for staff, health plans, local schools and daily life. Review the peso items every quarter, because they are adjusted for inflation.
